Condo Seller’s Prep & Staging Guide
Selling a condo is different from selling a house: buyers compare your unit with others in your building, shop the monthly payment including the condo fee, and need association documents for their loan. Our free seller guide shows you how to price, prep and stage your condo and get it closed.

Frequently Asked Questions
How do I price my condo to sell?
Start with recent sales of similar units in your building, adjust for floor, view, parking, updates and condition, then compare nearby buildings with similar fees and amenities. Ask us for a free condo valuation.
Should I stage my condo before selling?
Yes. Decluttering, neutral paint, good lighting and simple staging make smaller rooms feel larger and photograph better, which matters most in the first two weeks on the market.
What documents do I need to sell a condo?
Have the declaration, bylaws, rules, current budget, financial statements, reserve study, recent minutes, master insurance certificate and any assessment notices ready. Buyers’ lenders also need the association’s questionnaire.
What disclosures are required to sell a condo in Ohio?
Most residential resales, including condos, require the Ohio Residential Property Disclosure Form, plus a lead-based paint disclosure for homes built before 1978. Some cities also require point-of-sale inspections. Ask your agent and attorney.
What are the costs of selling a condo?
Typical costs include brokerage fees, title and settlement charges, the county conveyance fee, prorated property taxes and condo fees, any transfer fees and your mortgage payoff. Trilogy Title offers a free seller net sheet.
